Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
What is the best 55+ community in Arizona?
The best 55+ community depends on the buyer’s preferred amenities, location, home style, budget, association requirements, and lifestyle priorities. Sun City offers a range of age-restricted housing opportunities, but buyers should compare current listings, community rules, services, and ongoing ownership costs. A real estate professional can help evaluate available homes and clarify transaction considerations before making an offer.
What are the monthly HOA fees at Sun City Palm Desert?
Monthly HOA fees at Sun City Palm Desert can vary by neighbourhood, property, association structure, and included services. Current charges should be confirmed directly through the relevant homeowners association or verified in the property’s listing and resale documents. Buyers should also review what the fee covers, any transfer charges, special assessments, and community rules before purchasing.
How can I sell a 55+ home in Sun City, Arizona?
A seller can prepare the property, review comparable sales, establish a pricing strategy, market the home, respond to offers, and complete the transaction through closing. AZ Real Estate Menu provides a comparative market analysis, professional listing photography, MLS and online listing distribution, negotiation support, and a dedicated transaction coordinator for sellers seeking structured representation.
What does the $990 listing service include?
The service provides full seller representation through closing for as low as just $990. Included support covers professional listing photography, distribution through MLS and major property websites, a comparative market analysis, pricing strategy guidance, transaction coordination, and negotiation support involving offers, counteroffers, inspections, and repairs. If our marketing finds the buyer, the fee is 1% in total instead of the $990 — never both.
Can I sell my home as-is?
Sellers can discuss whether making repairs or selling as-is is the more suitable approach for their property and objectives. AZ Real Estate Menu provides guidance on repair considerations, pricing strategy, and marketing presentation. The appropriate decision may depend on the home’s condition, comparable properties, buyer expectations, disclosure obligations, and the seller’s preferred transaction approach.
How is a comparative market analysis used when selling?
A comparative market analysis helps inform pricing by reviewing relevant property and market information. It can support a realistic listing strategy, help sellers consider potential positioning, and provide context when evaluating offers. AZ Real Estate Menu includes a comparative market analysis and pricing strategy guidance as part of its seller support, subject to the property’s specific circumstances.
What happens after a buyer makes an offer?
After an offer is received, the seller can review its price, terms, contingencies, and requested conditions before accepting, rejecting, or countering. Negotiation support can assist with offers, counteroffers, inspections, and repairs. Once terms are agreed, a dedicated transaction coordinator helps manage paperwork and deadlines through the closing process.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
