Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
FSBO means “for sale by owner,” where a homeowner takes responsibility for marketing and selling a property instead of using a traditional full-service arrangement. AZ Real Estate Menu offers an alternative for sellers who want professional listing exposure, pricing guidance, negotiation support, and representation through closing while using a flat-fee structure.
How does the $990 flat-fee listing service work?
The service provides full seller representation through closing for as low as just $990. It includes professional listing photography, distribution through MLS and major property websites, a dedicated transaction coordinator, and negotiation support. If our marketing finds the buyer, the provided pricing information states a fee of 1% in total instead of the $990 — never both.
Where are these seller services available?
The service is designed for homeowners and property owners in Arizona. Listings are distributed through MLS, Zillow, Realtor.com, Homes.com, and additional websites. The company also identifies Phoenix Metro Area, Prescott, Sedona, Flagstaff, and Tucson among its service areas, with exact availability and representation discussed during consultation.
What marketing is included with the listing service?
Included marketing features are professional listing photography, a yard sign, a lockbox, and syndication through MLS, Zillow, Realtor.com, Homes.com, and more than 1,000 websites. These tools are intended to improve property visibility while the seller receives professional representation and support throughout the transaction.
Can I get help pricing my home?
Yes. The service includes a free comparative market analysis and pricing strategy guidance. Sellers can discuss market positioning, potential repairs, and whether selling the property as-is may be appropriate. The goal is to help homeowners compare options and make a more informed listing decision.
What negotiation support is provided?
Expert negotiation support covers offers, counteroffers, inspections, and repairs. A dedicated transaction coordinator also helps manage paperwork and deadlines, while full seller representation continues through closing. The specific negotiation approach depends on the property, buyer interest, offer terms, and transaction circumstances.
What alternatives can homeowners compare with a traditional listing?
Homeowners can discuss several paths, including the $990 listing option, cash-offer reviews, and other selling approaches offered by AZ Real Estate Menu. The company’s stated approach is to compare selling options side by side and focus on identifying the alternative that may produce the best net result for the client.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
