Do you service all of Arizona?
Yes. Real estate services are provided through CITIEA, a licensed Arizona real estate brokerage. Our headquarters is in the Phoenix Metro Area, and we proudly serve clients throughout Arizona, including the Phoenix Metro Area, Tucson, Prescott, Sedona, Flagstaff, and communities across the entire state.
What does the $990 flat-fee real estate listing service include?
The service provides full seller representation through closing for as low as just $990. Included support covers professional listing photography, MLS and major real estate website distribution, a dedicated transaction coordinator, pricing strategy guidance, comparative market analysis, and negotiation support for offers, counteroffers, inspections, and repairs. If our marketing finds the buyer, the fee is 1% in total instead of the $990 — never both.
Can I sell my Tempe home without paying a traditional commission?
AZ Real Estate Menu offers an alternative to traditional commission models through a $990 flat-fee seller representation option. The service is designed for homeowners seeking professional marketing and transaction support while minimising commission costs. The exact financial outcome depends on the transaction, including whether a buyer's agent is involved and the negotiated terms of the sale.
Will my home be listed on the MLS and major real estate websites?
Yes. The listing service distributes properties through the Multiple Listing Service, Zillow, Realtor.com, Homes.com, and more than 1,000 websites. This broad syndication is paired with professional listing photography and seller representation. Distribution remains subject to MLS compliance and applicable Arizona real estate licensing and transaction requirements.
Does the service include professional real estate photography?
Professional listing photography is included with the flat-fee seller representation service. Photography helps present the property for distribution across the MLS and other real estate websites. The service also includes marketing support such as a yard sign and lockbox, along with pricing guidance and a comparative market analysis to help prepare the listing.
Can I get help deciding whether to make repairs or sell my home as-is?
Yes. Sellers can receive guidance when considering whether to complete repairs before listing or sell the property as-is. AZ Real Estate Menu also provides a comparative market analysis and pricing strategy guidance, helping homeowners evaluate their options. Recommendations are discussed in relation to the property and the seller’s goals rather than applying a one-size-fits-all approach.
What support is provided after an offer is received?
The service includes expert negotiation support for offers, counteroffers, inspections, and repairs. A dedicated transaction coordinator also helps manage paperwork and deadlines during the transaction. Full seller representation continues through closing, giving homeowners assistance across key stages of the sale while keeping the agreed fee structure and any applicable buyer-agent commission in view.
How can I compare selling with other options?
AZ Real Estate Menu helps clients compare selling, cash-offer, and buyer-rebate options side by side. Homeowners can begin with a free comparative market analysis, pricing discussion, or no-obligation cash-offer review. A free consultation provides an opportunity to explain the property and evaluate which available approach may help produce the best possible net result.
How does the Just 990 Program work?
We advise you on pricing, do great photography, write descriptive copy, produce an explanatory brochure on your home, and market it on Zillow, Realtor.com, the MLS and all the major websites. The service does not change based on the fee. You get the best of traditional real estate with the opportunity to save a fortune. A fee of just $990, or 1% — never both.
What happens if my open house finds the buyer?
Hold your own open houses whenever you like. We give you the complete package — directional signs, brochures, a buyer information packet and a sign-in sheet — and we promote the open house in the MLS and on Zillow. Any buyer who signs in and then buys your home qualifies you for the $990.
What happens if your marketing finds the buyer?
We market your home to our own buyers, to other agents and to buyers searching online, then schedule private showings for you. If one of those buyers purchases your home, our fee is just 1% total.
What if the buyer has an agent?
That is always negotiable. Some buyers have their own agent, whether they came from your open house or from one of our private showings. That agent may ask you to pay all or part of what the buyer agreed to pay them. Any buyer-agent compensation is separate from our $990 or 1% fee, and it is always subject to negotiation. We are highly experienced at negotiating buyer-agent compensation and work to keep anything you agree to pay as low as possible. You stay in control of whether to offer it and how much. Our job is to weigh the whole offer — price, terms, contingencies, any requested buyer-agent fee and your final proceeds — so you can make the call that puts the most money in your pocket.
